Make the Most of Your 10-Minute House Visit

At Monk & Bear, every house visit is time-bound, quiet, and efficient. You get a 10-minute time slot to visit the listed flat. There are no calls, no messages, and no direct conversations between rentees.

Here’s how to prepare and what to do:

Before You Leave Home -

  • Carry a Valid ID Card: Showing ID is mandatory for entry. Only verified rentees can visit flats. Keep a physical or digital ID (like Aadhaar, PAN, company ID) ready.
  • Checklist in Hand: Know exactly what to check — there’s no time to figure it out during the visit. Carry this guideline (on paper or phone)
  • Decision Makers: If you are a couple, if both husband and wife are present while visit, you may not need to visit again

At the Visit -

  • Respect the 10-Minute Window: Arrive on time. Late arrivals may not be entertained. No extensions are possible — this keeps the process fair for everyone.
  • No Talking with the Current Rentee: The rentee whose flat you’re visiting will only open the door and allow entry. No questions, no back-and-forth. Your checklist does the talking.

  • Layout & Space
    • Is the flat a proper 1BHK/2BHK/3BHK as listed?
    • Is there enough natural light and ventilation?
    • Check room sizes: Will your bed, sofa, and wardrobe fit comfortably?
    • Living room: Is it spacious enough for a seating setup and TV unit?
    • Bedrooms: Is there space for a wardrobe? Where are plug points placed?
    • Direction of the house — use the compass app on your phone to check (e.g. east-facing, north-facing etc.).
  • Cleanliness & Maintenance
    • Check walls for leakage, cracks, or paint damage.
    • Open taps, flush toilets — see water pressure and drainage.

You speak with owners only for owner-listed houses. For rentee-listed houses, you interact with the owner only at the time of booking.

What happens if I don’t find a house? Will I still be charged?

Will my listing be public if I’m not ready to move yet?

No. If you choose Visiting-Off, your listing stays private — no address is shown and no visits happen. It’s designed for renters who are exploring quietly or aren’t ready to inform their landlord or not yet ready for visits.

What if the rentee whose house I’m visiting doesn’t speak to me or answer questions?

That’s by design. Monk & Bear visits are meant to be silent and professional. You’re expected to check the flat independently using our checklist. This avoids awkwardness for both parties and ensures fairness.
